Utility Bill Exceptions?

In general, we require a 'clean' utility bill that reflects all of our above requirements. Any factors outside of this that may represent risk to Palmetto are subject to rejection. This includes but may not be limited to:

  • Outstanding or overdue balances of any kind

  • Abnormal or non-residential rate plans

  • Significantly out of date bill copies.

Where reasonably possible, PLR underwriters will err toward flexibility. PLR underwriters may, at their sole discretion, reject or approve bills based on unique circumstances or risk factors.

In cases where a standard utility bill is unavailable, please instruct the customer to provide screenshots of their digital utility portal. These must include the service address, account balances, usage data, and price plan details.

F

How are address discrepancies handled for projects located in Puerto Rico?

Addresses may appear differently across the utility bill, title records, CRIM, deeds, tax bills, mortgage statements. Address mismatches are acceptable as long as the address can be verified through official documentation and reasonably tied to the correct project site. Google Maps or map-generated addresses should not be used as a source to validate a project address.
